What to Know Before Replacing Your Windows
A full replacement is Class II minor works and must be filed
Replacing windows outright means removing the old frame and altering the wall structure. Under the Buildings Department's classification this is Class II minor works, which must be carried out and filed by a registered minor works contractor — an owner cannot engage an unlicensed installer.
At least 7 days before work starts, a commencement notice (Form MW03) must be submitted with plans and project details. Within 14 days of completion, the completion documents (Form MW04) must follow.
For private buildings the filing goes to the Buildings Department; for HOS flats, Tenants Purchase Scheme estates and public housing it goes to the Independent Checking Unit (ICU). Filing with the wrong body delays the case.

The Class II minor works filing process explained →40 or 50 profile — which should you choose?
The profile number refers to the thickness of the aluminium frame. A 50 profile has a thicker section, is structurally more rigid, and can carry heavier glazing.
Acoustic glazing must be fitted in a 50 profile — it is thicker and heavier than standard glass, and a 40 profile frame cannot carry it.
A 40 profile suits smaller windows with no particular acoustic requirement. For units facing a main road, on exposed high floors, or where acoustic glazing is planned, choose the 50 profile.
What glazing options are there?
Standard glass: suitable for ordinary interior windows and the most economical option.
Toughened glass: breaks into granules on impact, so it is safer — worth it where the sill is low or there are young children.
Acoustic glass: noticeably reduces noise in units facing a main road or railway; requires a 50 profile frame.
Double-glazed units: better acoustic and thermal performance, at a correspondingly higher cost.

Over-framing keeps the existing frame and fits a new one over it. It is quicker and avoids major disturbance to the wall — but if the original frame has warped or oxidised badly, over-framing simply seals the problem inside.
Full removal strips out the old frame entirely, with a new one made up and installed and the window-edge waterproofing redone. Where the frame structure has already failed, this is the right choice.
The technician decides at the measuring visit and states which method applies on the quotation — it is not changed afterwards.
Lead time and how the work is carried out
Making up the frames after measurement generally takes two to three weeks, depending on the style and quantity.
On installation day, each window is normally removed and fitted within the same day, and the flat does not need to be vacated.
Most low-floor units, and any that can be worked on safely from inside, need no scaffolding. It is required only on high floors or where extensive external wall waterproofing is involved — and we say so before quoting, not afterwards.

With regular care, aluminium windows last 40 years or more: clean the weatherseals after rain and once the weather clears, and replace the sealant strips periodically.
