Service Overview

Window sill leaks, sill seepage and window-edge leaks are among the most common residential problems in Hong Kong, often worsening rapidly during typhoon season and prolonged heavy rain. Amgen's aluminium window waterproofing works address multiple sources of water ingress around the window — completing window sill leak treatment, frame joint and wall interface waterproofing in a single visit to eliminate leaks at the source and protect your interior walls and finishes.

Works are carried out by our licensed minor works contractor (MWC 316/2021) and include full replacement of contracted or hardened sealant edges with new silicone rubber weatherstrips, and fresh application of weather-resistant structural waterproof sealant and waterproofing membrane to fully seal the joint between the window frame and surrounding wall. A 3-year waterproofing warranty is provided on completion. As for the window sill leak repair cost that owners care about most, we offer a free on-site assessment with a transparent quotation, and help clarify who is responsible for the leak repair.

Our Waterproofing Process· 6 Steps

01

Step 1 / 6

Remove failed structural sealant

Carefully strip away all hardened, failed old structural sealant around the window to create the ideal bonding surface for the new sealant — the first step of window-edge waterproofing.

The steps and materials matter, but what matters most is always the technician's experience and craftsmanship. Amgen Aluminium Windows has 20+ years of industry experience, and every job comes with a 3-year free warranty — for your peace of mind.

Frequently Asked Questions

Does a window-sill leak always require replacing the whole window?

Not necessarily. If the frame is structurally sound and the leak stems from failed silicone joints, hardened and contracted sealant strips or blocked drainage holes, waterproofing and leak remediation can resolve it at far lower cost than a replacement. Only when the frame is deformed, or the leak path lies within the frame structure, is a full replacement needed.

Does waterproofing work need scaffolding?

It depends on the leak location and the floor. Applying silicone on the inner side of the frame and replacing sealant strips can mostly be done indoors; scaffolding or a gondola is only needed for large-scale external wall waterproofing or high-level exterior work, which the technician explains in advance.

Is there a warranty on waterproofing works?

Yes. Amgen's waterproofing and leak remediation works come with a 3-year waterproofing warranty, suitable before and after typhoons; any recurrence at the same spot will be followed up free of charge.

When is the best time to do waterproofing?

It is best done in the dry season on a clear, dry day, as silicone needs a dry environment to bond and cure fully. We recommend arranging it 1 to 2 months before the typhoon season (May to November) rather than scrambling during the rainy season.
