Oxidised hinges: stiff operation and a dropping sash
Symptoms: the window feels stiff to open, a gap appears between the sash and the frame once closed, and it rattles in strong wind.
Cause: in Hong Kong's humid, coastal air, hinges oxidise after prolonged exposure to moisture and salt. Once the hinge loosens, the sash gradually drops and no longer sits flush against the frame.
Treatment: remove the sash, replace the hinges and realign the sash so the locking points line up with the hinges.

Loose or broken handles: the window will not close or lock
Symptoms: the handle turns without engaging, the lever is loose, or it has snapped and can no longer be operated.
Cause: the internal mechanism is under constant load and oxidises, so the latch no longer meets the locking point; some types snap under excessive force.
Treatment: replace the handle and check the locking-point alignment at the same time. Handles and hinges work together — if the sash has already dropped, replacing the handle alone will not lock it tight, so both must be dealt with.

Hardened, contracted sealant strips: draughts and window-edge seepage
Symptoms: the window still lets in draughts when closed, water marks appear along the window edge in rain, and the strip feels hard or has split.
Cause: silicone rubber sealant strips harden, contract and can even melt under prolonged sun exposure and temperature swings, losing their seal so rainwater enters through the gap.
Treatment: replace the inner and outer sealant strips, and re-apply silicone where needed. The strips must be replaced — adding more silicone is not a substitute.

Broken or cracked glass: a safety risk
Symptoms: the glass has cracked, chipped at a corner, or shattered completely.
Cause: impact, uneven pressure at the glass edge, or setting blocks that have shifted during installation and left the glass bearing load directly.
Treatment: remove the old glass and residual silicone, make up new glass to the original specification, then reinstall and seal with silicone.
Charges: from $1,500 per sash. Broken glass is a safety risk and should be dealt with immediately; emergency repair can be arranged.
Seepage at the frame joint: sound strips but wet walls
Symptoms: the sealant strips look intact, yet water marks still appear on the sill and the wall beside the window during heavy rain or a typhoon.
Cause: the silicone at the joint between the frame and the wall has failed, letting rainwater track into the wall. The problem lies in the sealing detail, not the sash.
